Texas deadlines

Texas transaction coordinator services, clock by clock

A Texas file runs on a stack of dates. The day yours opens, each one lands on the timeline we keep for you.

  1. 01

    Earnest money and option fee

Title should have both within three days of the effective date. Each one stays open on our list until title confirms it arrived.

  2. 02

    Option period

The end date and time go on the timeline the day the file opens, with reminders before it runs out.

  3. 03

    Third Party Financing Addendum

We track the approval deadline and keep the lender on schedule for it.

  4. 04

    Title commitment and survey

We track delivery of the commitment and the survey, whether it's a T-47 or a new survey, plus the objection period that follows.

  5. 05

    HOA, disclosures and notices

Resale certificate and HOA addendum, the seller's disclosure, plus any MUD or PID notice the property calls for.

  6. 06

    Closing to funding

Closing date, extensions and reminders. In Texas, signing and funding can land on different days, so we track the file all the way to funding.

TREC forms and Texas REALTORS addenda are filled out only at your specific written direction.

How it works

A real estate transaction coordinator for Texas, step by step

Hand off the file, keep the client. Our Texas-based team takes it from there.

  1. 01

    Email the executed contract

Sign our one-page agreement and send over the TREC contract with its addenda. Most first files are underway within a business day.

  2. 02

    We open the file

Your coordinator sends the introductions to the other agent, title and the lender, then sends you every key date. A backup is on the file from the start.

  3. 03

    Follow it to funding

Monday brings your list of key dates, Thursday a full status update. Once the option period closes, we check in with title, the lender and the other agent each week.

How billing works

  • Paid through title at closing, or we invoice you
  • No fee if the deal doesn't close
  • Pay only for your side; the other agent doesn't need a TC
  • No long-term contract, no minimum, no exclusivity
  • Plenty of Texas agents write the fee into the buyer or listing agreement so it's paid at closing
  • Volume pricing on request

Flat fee, paid at closing, nothing if it falls through.

01

One coordinator owns the file

Your coordinator stays on the file from the executed contract until it funds. No passing the buck.

02

A backup who already knows it

A second person is on the file from day one, so a day off doesn't leave it uncovered.

03

Our mistake, our fee

When an error is ours, you don't pay for that file, and we fix it.

04

No closing, no charge

If the deal doesn't close, you don't pay.
